In a large mixing bowl, add the pancake mix, milk, eggs, vanilla extract, oil, and sugar. Mix well.
Preheat the waffle iron over medium heat. Spray the waffle iron with nonstick cooking spray or brush it with melted butter.
Using a ½ cup measuring cup, scoop the batter from the large bowl and pour batter into the center of hot waffle iron.
Close the lid of the waffle iron and let the waffle cook until the waffle iron is done and the waffles are golden brown. Serve immediately.
